Multi-manager

Multi-manager provides exposure to real estate through the acquisition of units in real estate funds.  For this reason, it is also known as indirect investment and is now a popular way to access the real estate market. ING Real Estate Select is ING Real Estate’s dedicated and demonstrably successful multi-manager business and is recognised as a market leader with more than EUR 4.8 billion assets under management*, on behalf of a number of sophisticated investors. 

We offer two methods of investment in unlisted property funds which provide diversified real estate portfolios across countries, sectors and regions and ‘Best in Class’ funds and managers selected through our focused investment process:

Bespoke Portfolios – an individual portfolio tailored to meet a client’s risk/return objective; and

Fund of funds – a pooled investment vehicle which typically give investors a cost effective investment opportunity with an element of liquidity and the added benefits of significantly reduced administration on the part of investors and economies of scale via pooled capital.

At present, all our Fund of funds products offer core, balanced real estate portfolios and make up our suite of “Osiris” branded funds.  They are:

• UK Osiris: a UK Osiris Pension Fund Pooling Scheme. With over GBP 400 million* under management, Osiris offers access to all areas of the UK property market. Osiris was launched in October 2003, and we believe it is the UK’s largest Fund of funds with 65 UK pension fund investors*. 
• Eurosiris: our European Fund of funds providing professional investors with a balanced exposure to the European real estate market.  The Fund was launched on 1 November 2006 and now has 49 institutional investors with over EUR 700 million* in investor commitments. 
• Global Osiris: In direct response to client demand, we are in the process of building a global Fund of funds, to provide professional investors with a balanced real estate portfolio diversified across the major markets around the world.   

Integrated Solutions

Through our close association with ING Clarion Real Estate Securities (one of the largest and most experienced managers of global real estate securities in the world and part of the ING family), we offer an integrated service managing both listed and unlisted stocks within the same portfolio.  Our combined expertise has been in operation since May 2006 which saw the launch of ING Global Real Estate Securities Limited, a Guernsey registered, closed-ended investment company investing in listed and unlisted global real estate stocks.

We are increasingly seeing investor demand for this innovative approach to property investment.
